Real World Examples 

These are just two examples of cosmetic "Live-In Flips" that I personally purchased through the MLS as my primary residence. By using traditional owner-occupied financing, my monthly housing payments were equal to or lower than what I previously paid in housing expenses, (rent or mortgage) eliminating many of the holding costs typically associated with professional house flipping.

In both projects, I maintained a full-time remote job while completing the renovations. Total renovation expenses were less than $30,000 per property. My primary responsibilities included negotiating with contractors and completing the interior painting myself.

These two properties represent both the highest and lowest gross-profit returns I achieved through my Live-In Flip strategy, demonstrating the potential profitability of this approach in different market locations and conditions.

Leveraging a Live In Flip to fund an Investment Property.

The Beach Condo was purchased for $1,250,000 + $35,000 refresh = $1,415,000 appraisal, ($130,000 equity).

The Golf View Home was purchased for $860,000 + $250,000 full gut remodel = $1,250,000 appraisal, ($140,000 equity).

I used the new forced equity from the primary residence beach condo to fund the acquisition of the golf view investment property.

The Beach Condo is my Primary Residence Live in Flip, (Traditional Financimg and HELOC), and the Golf View is now Tenant Occupied, (Hard Money fix and flip purchase, then refinanced to a DSCR loan in the name of an LLC).
