The Kitchen
A kitchen remodel is often the most important improvement you can make to a home. It is the room buyers notice first, the space families use every day, and one of the few projects that can significantly affect resale value. But many homeowners make the same mistake from opposite directions: they either spend too little and create a kitchen that still feels outdated, or they spend far too much and never recover the investment.
The goal is not to spend the least amount possible or to create the most expensive kitchen in the neighborhood. The goal is to spend strategically.
Two of my hold examples; The comparable sales of this Beach Condo only justified a $9,000 kitchen refresh, but the comparable sales of this Golf View home required a $40,000 kitchen gut remodel. The Beach Condo was purchased for $1,250,000 + $35,000 refresh = $1,415,000 appraisal, ($130,000 equity). The Golf View Home was purchased for $860,000 + $250,000 full gut remodel = $1,250,000 appraisal, ($140,000 equity). I used the new forced equity from the primary residence beach condo to fund the acquisition of the golf view investment property.
The Risk of Underspending
Trying to save money on a kitchen remodel can seem smart at first, especially if you are renovating a flip, a rental, or your own home on a tight budget. However, cutting too many corners often results in a kitchen that still looks tired or incomplete.
When homeowners underspend, they often end up with a “half-remodeled” kitchen. Buyers notice immediately when new countertops are paired with old cabinets, or when a beautiful backsplash is installed above outdated flooring. Instead of adding value, the remodel can make the home feel patched together.
The Risk of Overspending
Overspending is just as dangerous. Many homeowners get caught up in luxury finishes, custom features, and trends that exceed what the home or neighborhood can support.
A common mistake is putting a $100,000 kitchen into a home where comparable properties only support a $30,000 to $40,000 remodel. Even if the kitchen is beautiful, buyers may not pay enough extra to justify the cost.
In real estate, there is a ceiling for every neighborhood. If most homes nearby have shaker cabinets, quartz countertops, and stainless steel appliances, installing exotic wood cabinetry and professional chef appliances may not create additional value.
